This means fixing any minor repairs, such as leaky faucets, broken tiles, or peeling paint. Most appraiser's realize people actually live in their homes and that keeping a clutter free home can be very challenging but if you are having a potential buyer over or an appraisal inspection it is a good idea to make sure the home is as clean and tidy as possible.  Especially for potential buyers. 

Update the kitchen and bathrooms: The kitchen and bathrooms are two of the most important rooms in a home, and updating them can significantly increase the value of your property. Consider replacing outdated appliances and fixtures, adding new countertops or cabinets, or installing a new shower or bathtub. 

Make energy-efficient upgrades: Energy-efficient upgrades, such as installing solar panels, upgrading insulation, or replacing windows and doors, not only save you money on utility bills but also increase the value of your home. Appraisers take into account these upgrades when determining the value of your property. It should be noted that some of these upgrades are not going to provide immediate return on investment. For example new windows can be very expensive and should only be considered if you are planning on staying at your home in the long term or if your current windows are truly in poor shape and are in need of obvious repair. 

Consider adding extra living space: If your home has unused or underutilized space, consider converting it into a functional living area. This could include finishing a basement, adding a deck or patio, or building an extra room. Extra living space can increase the value of your home, but make sure the costs of the project don't exceed the added value.

Provide documentation of updates and improvements: Keep records of any updates or improvements you make to your home, including the cost and date of the project. This information can help the appraiser determine the value of your home and ensure you get credit for any improvements you've made.
